Lack of maintenance is well known to be the single biggest cause of water ingress into buildings. The consequences of ingress can be the deterioration of a building, stock loss or even a health and safety risk. In many cases a costly roof replacement or insurance claim could have been easily avoided simply by regular roof or gutter maintenance. At AB roofing solutions we offer a range of services which can ensure you are pro-active in your approach to building maintenance.
If you or a single site or someone looking after a national multi-site portfolio it will always be more beneficial to you and your clients to work in a pro-active rather than reactive mindset. At AB roofing we offer a range of planned maintenance programmes that we can tailor to each individual client needs.
They can include (but are not limited to) items such as:
• Gutter cleaning
• Roof condition survey
• Roof asset report
• Mansafe system inspections
• Electronic leak detection
• Recommendations & follow on quotations
• Full photographic evidence of any work and findings
Planned programmes would come with a full detailed report which would enable you to take control of any expected future issues. The planned maintenance reports are often beneficial for future budget planning within a business and reduces any unexpected reactive spend considerably.
Our engineers are fully trained and can attend in a fully equipped van mounted MEWP reducing inconvenience to any site from scaffold.
In some cases, you may not be aware you have a roof issue until a leak occurs. AB Roofing solutions can offer a reactive roofing service to attend to such issues. It may be something as simple as a blocked gutter or a hole in rooflight but our engineers will attend fully equipped to deal with the issue and aim to have you building water tight as soon as physically possible. Once on site they can provided photographic evidence of their findings, the repairs carried out and if necessary any further recommendations they have.
Our engineers are fully trained and can attend in a fully equipped van mounted MEWP reducing any delays or inconvenience to site from needing scaffold or their being limited access.
It may be that before authorizing any works you would like to have a full roof condition report survey carried out. At AB Roofing Solutions we have highly trained staff capable of identifying current and future issues across your roof areas. We can compile a detailed report that can enable you to identify any immediate works, any future works or simply to keep a maintenance inspection record for your files. In past cases we have carried out these types of surveys across the UK as part of dilapidation reports on behalf of a number of multi-site clients. We can provide quotations for any defects that are found and will also be trained to carry out any works that we recommend.
The use of single ply or membrane roofing systems has become increasingly more frequent over recent years. Suitable for a wide range of refurbishment projects or new buildings they are popular in the main due to their flexibility and relatively quick installation in comparison to other systems. Flat roofing often enables large areas of plant to be housed on the roof area which need to be serviced regularly. Unfortunately, many of the systems installed become damaged by other trades or foot traffic across roof areas where people may not be aware of the damage that can be caused from something as simple as a stone in the tread of a boot. Once ingress into a building occurs it is sometimes quite difficult to identify the point of ingress with the naked eye, this is where electronic leak detection becomes beneficial.
Electronic testing uses a conductive perimeter wire on the surface of the roof area; covered with water and connected to a Pulse Generator which produces low-voltage current that propagates over the roof area via any water. An earth-return lead connects the Pulse Generator to a known earth point on the building’s structure. Pulse of current find a path to earth through leaks and holes in the non-conductive roofing membrane. The Detector Unit measures this current flow and directs the operator towards the exact location of any leaks.
We can offer leak detection as a site-specific report where all defects are identified and recommendations for further action provided. Additionally, we can identify the defects and while on site carry out all identified repairs with a like for like material.
