The use of single ply or membrane roofing systems has become increasingly more frequent over recent years. Suitable for a wide range of refurbishment projects or new buildings they are popular in the main due to their flexibility and relatively quick installation in comparison to other systems. Flat roofing often enables large areas of plant to be housed on the roof area which need to be serviced regularly. Unfortunately, many of the systems installed become damaged by other trades or foot traffic across roof areas where people may not be aware of the damage that can be caused from something as simple as a stone in the tread of a boot. Once ingress into a building occurs it is sometimes quite difficult to identify the point of ingress with the naked eye, this is where electronic leak detection becomes beneficial.
Electronic testing uses a conductive perimeter wire on the surface of the roof area; covered with water and connected to a Pulse Generator which produces low-voltage current that propagates over the roof area via any water. An earth-return lead connects the Pulse Generator to a known earth point on the building’s structure. Pulse of current find a path to earth through leaks and holes in the non-conductive roofing membrane. The Detector Unit measures this current flow and directs the operator towards the exact location of any leaks.
We can offer leak detection as a site-specific report where all defects are identified and recommendations for further action provided. Additionally, we can identify the defects and while on site carry out all identified repairs with a like for like material.
