Overview and scope of works

Full roof covering to be stripped and renewed using a fibrous cement slate with new GRP open valleys and dry fix ridge units. Area to be roughly 1200SQM quantifying to approximately 18,000 slates.

The roof covering had initially been installed with a clay rivius interlocking tile replicating an antique beveled slate. Original installation had been gauged incorrectly with driving rain penetrating the membrane and causing capillary action leading to ingress in several areas. The low degree pitch and minimal head-lap caused slow deterioration with the worse effected areas on the eave. All vent slates had been incorrectly terminated with a silicone-based seal which had evidently failed.    

Site inspection and findings followed by our advanced drone survey

The client had been suffering extensive internal damages to both front and rear areas. Standing waters repeatedly built up on the eave back filling and saturating the membrane. With no upstand detail implemented on the eave wind began pushing water back into the property. We had deemed the flat roof coverings had little fall with an insufficient number of outlet running’s, diverting water away from the roof.

Completion

Estimated time to completion was around 2.5-3 Months during winter periods. We successfully completed the roof in just under 3 months with additional works carried out to flat roof areas. Roughly 18,000 slates, 290 ridge, 40,000 fixings were installed to the roof area. We used a large 600x300 fiber cement slate for their durability, versatility, and aesthetic appeal. They offer a more economical and lightweight alternative to natural slate, while still providing a sleek, modern look. To tailor the existing degree, we installed these slates at 100+mm head lap finished with a copper rivet to ensure no driving rain can penetrate the roof space, while offering a wind uplift restriction to the tail of the slate.
